HISTORY & GENERAL INFO OF THE CHICO OAKS The Chico Oaks is not a condominium complex. It is a planned unit development, or P.U.D. It was completed in 1976 and occupies about 5 acres. It has a pool, tennis court and basketball court. The Chico Oaks contains 60 units. 24 of these units are 1-story end units with about 1000 square feet. The other 36 units are 2-story units with about 1200 square feet. The units are grouped into 12 "sets" of joined units, with a one-story unit on each end and two-story units in the middle. These sets contain 4, 5, 6 or 7 units. Most of the units were originally 3 bedrooms, except for 12 two-story units that have a two-story unit on each side (building codes require windows in all bedrooms, and these "middle" units have common walls all along both sides, so they cannot have the third bedroom upstairs.). Some have been remodeled. The street addresses for the units in the complex are Neal Dow Ave. (1100-1160, even), East First Ave. (1162-1186, even) or Downing Ave. (1101-1131, odd).
